These terms apply to your use of scacq.com, deal.scacq.com, portal.scacq.com, our forms, booking pages and text messages. They're offered by Sunrise Capital Acquisitions, operated by Sunrise Realty & Investment LLC ("we," "us"). By using them, you agree to these terms and to our Privacy Policy. If you don't agree, please don't use them.
We are a real estate acquisitions business working mainly in Norfolk, Worcester and Suffolk counties, Massachusetts. We buy properties and accept deal submissions from members, agents, brokers and wholesalers. We also run the free Orbit Program, an education portal.
Use our sites only for lawful purposes and give us accurate information. Don't try to break, overload or get unauthorized access to our systems. Don't submit anything that's false, misleading, or that you don't have the right to share. We may suspend or end access if these terms are broken.
Nothing on our sites, and nothing we say by phone, text or email, is a binding offer to buy, sell or finance any property. Any number we share is an estimate. An offer is binding only when it's in a written purchase contract signed by both parties. We may decline any property or deal for any reason.
A Projected Fee is an estimate only. It is not a promise of payment. A fee is paid only if the deal actually closes, and only on the terms of any written agreement between you and us for that deal. If there's no written agreement, no fee is owed. Projected Fees can change as a deal is underwritten or negotiated.
When you submit a deal (for example, at deal.scacq.com), you confirm that:
We review submissions in our own discretion. Unless we agree in writing, we have no duty to keep a submission confidential, and submitting doesn't create any partnership, agency or fee obligation. We may already know about, or receive from others, properties similar or identical to yours.
The Orbit Program is free and for educational purposes only. It is not legal, financial, tax, investment or real estate brokerage advice. Talk to your own qualified professionals before making decisions. Results discussed in the program aren't typical or guaranteed. Portal access is personal to you and may be paused or removed at our discretion, for example for misuse or inactivity.
If you opt in on one of our forms, you agree to receive texts from Sunrise Capital Acquisitions at the number you gave us. These may include responses to your request, deal and offer updates, appointment reminders and, if you separately agree, program updates and promotions.
No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent will not be shared with any third parties.
The site and portal content, including text, videos, course materials, logos and design, belongs to us or our licensors. You may view it for your own personal use. Don't copy, share, resell or publish it without our written permission.
Our sites and content are provided "as is" and "as available." To the fullest extent the law allows, we make no warranties of any kind, express or implied. That includes warranties of accuracy, fitness for a particular purpose and non-infringement. We don't guarantee the sites will always be available or error-free.
To the fullest extent the law allows, we aren't liable for any indirect, incidental, special, consequential or punitive damages, or for lost profits or deals, arising from your use of our sites, content or communications. Our total liability for any claim related to them is limited to $100. Some places don't allow these limits, so they may not fully apply to you.
These terms are governed by the laws of the Commonwealth of Massachusetts, without regard to conflict-of-law rules. Any dispute will be handled in the state or federal courts located in Massachusetts, and you agree to their jurisdiction.
We may update these terms from time to time. We'll post the new version on this page and change the effective date. Continuing to use our sites after a change means you accept it.
